What size does an egress window well need to be?

IRC code requires egress window wells to be at least 9 sq ft in floor area with a minimum 36-in projection from the wall. The opening must be at least 5.7 sq ft (44 in height, 20 in width minimum).

  • Minimum 9 sq ft floor area (e.g. 36 in x 36 in clear)
  • At least 36 in projection from the foundation wall
  • Wells deeper than 44 in require a permanently attached ladder or steps
  • Cover grates must open without tools and support at least 200 lbs

How much gravel do I need for a window well?

Install 4-6 inches of clean gravel at the bottom of the well for drainage. A typical 4 x 3 ft well with 6 in of gravel needs about 4-5 cu ft of washed stone.

  • Use 3/4 in washed gravel or river rock for best drainage
  • Avoid pea gravel as it compacts and slows drainage over time
  • Gravel should connect to the foundation drain tile for proper water flow
  • Add landscape fabric between gravel and soil backfill to prevent clogging

Do window wells need a drain?

Yes, every window well needs a drain connected to the footing drain or a dedicated sump. Without proper drainage, water pools in the well and can leak through the basement window.

  • Connect a 4 in PVC pipe from well bottom to the footing drain system
  • If no footing drain exists, install a small sump pit under the gravel
  • Clear debris from wells and drains at least twice per year
  • Well covers help reduce debris and water accumulation

How deep should a window well be?

The well must extend at least 6 inches below the window sill to prevent water from reaching the window frame. For egress wells, the depth must accommodate a large enough opening for emergency exit.

  • Wells deeper than 44 in require permanent steps or a ladder
