Frequently Asked Questions

Q

How do you calculate cost per square foot?

Divide the total property price by the total square footage. For a $350,000 home with 1,800 sqft: $350,000 / 1,800 = $194 per square foot. This metric lets you compare properties of different sizes on an equal basis.

  • Formula: Total Price / Total Square Footage = Price Per Sqft
  • $350,000 home at 1,800 sqft = $194/sqft
  • $500,000 home at 2,500 sqft = $200/sqft
  • $250,000 condo at 1,000 sqft = $250/sqft
  • Always use finished living area, not total lot size
Q

What is a good price per square foot?

A "good" price per sqft depends on your local market. National median is roughly $150-$200/sqft. Compare to neighborhood averages: 10%+ below average suggests a deal, 10%+ above suggests overpricing. Location, condition, and age all affect fair value.

  • National median: roughly $150-$200/sqft for existing homes
  • New construction averages $150-$200/sqft excluding land
  • Coastal cities (SF, NYC, LA) often exceed $500/sqft
  • Midwest and rural areas can be as low as $80-$120/sqft
MarketTypical $/Sqft$350K Home SizeClassification
Rural/Midwest$100-$1502,300-3,500 sqftAffordable
Suburban Average$150-$2501,400-2,300 sqftModerate
Metro/Coastal$300-$600580-1,160 sqftHigh Cost
Premium Urban$700+<500 sqftVery High Cost
Q

Why does cost per square foot vary so much?

Price per sqft is driven by location (land value), home age and condition, quality of finishes, lot size, school district, and local demand. Two identical homes in different zip codes can differ by 200%+ in price per sqft.

  • Location and school district are the top factors (can account for 50%+ of price)
  • Renovated kitchens and bathrooms add $20-$50/sqft premium
  • Newer construction (2010+) commands 10-30% higher $/sqft than 1970s homes
  • Corner lots, views, and waterfront access add significant premiums
  • Smaller homes have higher $/sqft because fixed costs (kitchen, HVAC) spread over less area
Q

Should I use cost per square foot to compare properties?

Cost per sqft is useful for initial screening but should not be the only metric. It does not account for lot size, garage space, outdoor areas, basement finish quality, or neighborhood trends. Use it alongside cap rate, price-to-rent ratio, and comparable sales.

  • Good for: quick comparison of similar-type properties in the same area
  • Poor for: comparing a condo to a house, or urban to suburban
  • Always check comparable recent sales (comps) within 0.5 miles
  • Factor in lot size separately (a 0.5-acre lot vs 0.1-acre changes the equation)
  • Use alongside other metrics: cap rate for rentals, price-to-income for affordability

Q

How do I find the neighborhood average price per square foot?

Check Zillow, Redfin, or Realtor.com for your zip code or neighborhood median $/sqft. Your real estate agent can pull MLS data for recent sales. County assessor records also show sale prices and square footage for comparable properties.

  • Zillow: Search your address, check "Nearby Home Values" section
  • Redfin: Filter recent sales by your neighborhood, calculate median $/sqft
  • MLS data: Ask your agent for a CMA (Comparative Market Analysis)
  • County records: Public data, but may lag 1-3 months behind actual sales
  • Use at least 5-10 recent sales within 0.5 miles for a reliable average

Square Footage1,800 sqft
Neighborhood Avg$200/sqft

Result

Value ScoreFair Value
Value at Avg$360,000

Price/sqft = $350,000 / 1,800 = $194.44. Neighborhood avg is $200/sqft. Difference = ($194.44 - $200) / $200 x 100 = -2.8%. Within 10% of average, so rated as Fair Value. At the neighborhood average, this home would cost $200 x 1,800 = $360,000.

Value at Avg$360,000

Price/sqft = $275,000 / 2,000 = $137.50. Neighborhood avg is $180/sqft. Difference = ($137.50 - $180) / $180 x 100 = -23.6%. More than 10% below average, so rated Below Market. At the neighborhood average, this home would cost $180 x 2,000 = $360,000.

Formulas Used

Price Per Square Foot

Price/Sqft = Total Property Price / Total Square Footage

Calculates the cost per unit of living space for standardized property comparison.

Where:

Price/Sqft= Cost per square foot of living area
Total Property Price= Full purchase price or listing price
Total Square Footage= Finished living area in square feet

Difference from Average

Difference % = ((Property $/Sqft - Neighborhood Avg) / Neighborhood Avg) x 100

Shows how much a property deviates from the neighborhood average, expressed as a percentage.

Where:

Property $/Sqft= Calculated price per square foot of the property
Neighborhood Avg= Average price per square foot in the local market

Estimated Value at Average

Estimated Value = Neighborhood Avg $/Sqft x Property Square Footage

Estimates what the property would cost if priced at the neighborhood average rate.

Where:

Neighborhood Avg $/Sqft= Average cost per square foot in the area
Property Square Footage= Total finished living area

Understanding Cost Per Square Foot

Price per square foot is one of the most common metrics in real estate for comparing property values. By dividing the total price by the living area, you get a standardized number that works across different-sized homes in the same market.

Our calculator goes beyond simple division by comparing your property to the neighborhood average and scoring whether it represents a deal, fair value, or is overpriced. This helps buyers make faster, more informed decisions during competitive markets.

Remember that cost per square foot is a starting point, not the final answer. Always pair it with a professional appraisal and comparable sales analysis before making an offer on any property.
