Total Estimated Cost$874

Example Calculations

1Standard Ranch Home (160 ft perimeter, 1.5 ft overhang)

Inputs

House Perimeter160 ft
Overhang Depth1.5 ft
Panel Width12 in
Panel Length12 ft
Vent Spacing4 ft
Cost per Panel$15

Result

Panels Needed22 panels
Soffit Area240.0 sq ft
Vents Needed40
J-Channel320 ft
Total Cost$650

Soffit area = 160 × 1.5 = 240 sq ft. Panel coverage = (12/12) × 12 = 12 sq ft. Panels = ceil(240/12 × 1.1) = 22. Vents = ceil(160/4) = 40.

2Two-Story Home (200 ft perimeter, 2 ft overhang)

Inputs

House Perimeter200 ft
Overhang Depth2 ft
Panel Width12 in
Panel Length12 ft
Vent Spacing4 ft
Cost per Panel$15

Result

Panels Needed37 panels
Soffit Area400.0 sq ft
Vents Needed50
J-Channel400 ft
Total Cost$955

Soffit area = 200 × 2 = 400 sq ft. Panel coverage = 12 sq ft. Panels = ceil(400/12 × 1.1) = 37. Vents = ceil(200/4) = 50.

Frequently Asked Questions

Q

How do I calculate how much soffit I need?

Multiply your house perimeter by the overhang depth to get the soffit area in square feet. Then divide by the panel coverage area (width x length) and add 10% for waste and cuts.

  • Formula: Perimeter × Overhang Depth = Soffit Area (sq ft)
  • Standard panel: 12" wide × 12 ft long = 12 sq ft coverage
  • Add 10% waste for straight runs, 15% for complex rooflines with many corners
  • Don’t forget gable overhangs – measure rakes too, not just eaves
  • Typical ranch home (160 ft perimeter, 1.5 ft overhang) = ~240 sq ft of soffit
Q

How far apart should soffit vents be?

Soffit vents should be spaced every 4 to 6 feet along the eave. Building codes typically require 1 square foot of net free vent area per 150 square feet of attic floor space.

  • Code rule: 1 sq ft net free vent area per 150 sq ft of attic floor
  • With ridge vent: Ratio improves to 1:300 (balanced intake/exhaust)
  • Standard 4" × 16" soffit vent = ~32 sq in of net free area
  • Perforated soffit panels provide continuous venting without separate vents
  • Never block soffit vents with insulation – use baffles to maintain airflow
Ventilation MethodNet Free AreaCostMaintenance
Individual soffit vents32–50 sq in each$3–$6 eachLow – may clog with debris
Perforated soffit panelsContinuous strip$2–$4/ftVery low
Continuous strip vent9–18 sq in/ft$1–$3/ftLow
Q

What is J-channel and F-channel for soffit?

J-channel is trim that holds the soffit panel edges and runs along both the fascia and wall sides. F-channel (or F-trim) is used on the wall side as an alternative to J-channel, providing a cleaner finished look.

  • J-channel: Runs along both fascia and wall – most versatile trim
  • F-channel: Wall side only – nail flange is hidden behind soffit panel
  • You need 2 rows of channel per run: one at wall, one at fascia
  • Channel length matches gutter section length (sold in 10–12 ft pieces)
  • Cost: J-channel ~$0.50–$1.00/ft; F-channel ~$0.75–$1.25/ft
Q

What is the best material for soffit panels?

Vinyl soffit is the most popular due to low cost and zero maintenance. Aluminum is more durable and fire-resistant. Wood offers a traditional look but needs regular painting. Fiber cement is the most weather-resistant.

  • Vinyl: $1–$3/sq ft installed – cheapest, no painting, wide color selection
  • Aluminum: $3–$6/sq ft installed – fire-resistant, won’t warp
  • Wood (T&G): $4–$8/sq ft installed – beautiful but needs paint every 3–5 years
  • Fiber cement: $5–$10/sq ft installed – most durable, resists rot and insects
  • PVC: $3–$5/sq ft installed – rigid, won’t dent like aluminum
