1Standard Ranch Home (160 ft perimeter, 1.5 ft overhang)
Inputs
Result
Soffit area = 160 × 1.5 = 240 sq ft. Panel coverage = (12/12) × 12 = 12 sq ft. Panels = ceil(240/12 × 1.1) = 22. Vents = ceil(160/4) = 40.

Soffit area = 200 × 2 = 400 sq ft. Panel coverage = 12 sq ft. Panels = ceil(400/12 × 1.1) = 37. Vents = ceil(200/4) = 50.
Multiply your house perimeter by the overhang depth to get the soffit area in square feet. Then divide by the panel coverage area (width x length) and add 10% for waste and cuts.
Soffit vents should be spaced every 4 to 6 feet along the eave. Building codes typically require 1 square foot of net free vent area per 150 square feet of attic floor space.
| Ventilation Method | Net Free Area | Cost | Maintenance |
|---|---|---|---|
| Individual soffit vents | 32–50 sq in each | $3–$6 each | Low – may clog with debris |
| Perforated soffit panels | Continuous strip | $2–$4/ft | Very low |
| Continuous strip vent | 9–18 sq in/ft | $1–$3/ft | Low |
J-channel is trim that holds the soffit panel edges and runs along both the fascia and wall sides. F-channel (or F-trim) is used on the wall side as an alternative to J-channel, providing a cleaner finished look.
Vinyl soffit is the most popular due to low cost and zero maintenance. Aluminum is more durable and fire-resistant. Wood offers a traditional look but needs regular painting. Fiber cement is the most weather-resistant.
| Material | Cost/sq ft | Lifespan | Maintenance |
|---|---|---|---|
| Vinyl | $1–$3 | 20–30 years | None |
| Aluminum | $3–$6 | 30–40 years | Minimal |
| Wood (T&G) | $4–$8 | 15–25 years | Paint every 3–5 yrs |
| Fiber cement | $5–$10 | 40–50 years | Paint every 10+ yrs |
| PVC | $3–$5 | 25–35 years | None |
